It is a good idea to bake a batch of cookies just prior to an inspection; the smell is intoxicating.
If you have scuffed skirting boards and door frames, match the paint and tidy them up. You will be pleasantly surprised how just a little bit of paint will bring the life back into marked doors, door frames and skirting boards.
Do a general maintenance check on all doors and hinges. From a buyers point of view there is nothing worse than a squeaky door or a hard-to-open cupboard. Or worse still, a door that doesn’t open without force, or a broken cupboard door. The more maintenance work left to the potential buyer, the lower the selling price offered.
A well lit home can create a homely atmosphere that will increase a potential buyer’s interest. If you can’t place lamps strategically within the home, consider upping the wattage of all your house lights to their maximum. Bright lighting can really open up a home and create the perception of space. You can also give the impression wiring has been updated by replacing old light switches and outlets.
It is a good idea to schedule your inspection dates accordingly to when your house is naturally lit. If your home drowns in sea of morning sun, this is a good time to have potential buyers over. Conversely if you house overlooks a terrific sunset, this would be the better time for inspections. A naturally lit home encourages a warm welcoming feeling. Nevertheless, make sure all lights are working and you have replaced all blown bulbs.
